The failed sale of the former sports field in the Krailling Innovation Mile (KIM) has made the municipality of Krailling's budget discussions for the current year significantly more difficult. The proceeds from the sale of the almost 14,000 square meters were firmly planned for commercial purposes. How this gap is to be closed in the short term may become apparent next week when the public budget discussions in the local council continue.

In order to increase the likelihood that such tax revenue will flow at some point, the municipality has now formulated conditions for companies that want to purchase land on the KIM sports field. These are contained in the information now published regarding the expression of interest process, which runs until June 3rd this year.

Anyone who buys the entire property or a partial area of ​​at least 1200 square meters of the KIM sports field must accept a ban on resale for ten years, according to the procedural documents. Buyers must also undertake to submit a building application within 18 months of signing the purchase contract and to complete a building for their own business within five years. A further six months later, the company's headquarters and main operating facility must be moved to Krailling, provided they are not already in the municipality. Business operations must then be maintained for another five years. Anyone who builds on the sports field and then wants to rent it out may only do so with the consent of the municipality to tenants or leaseholders who also accept the conditions set.

In addition to the space required and the purchase price they are willing to pay, interested parties must also provide information about their economic situation. What is of interest to the community is how much trade tax was paid between 2017 and 2021. In the selection process, for which an evaluation catalog with a points system was created, this criterion should be weighted twice as much as the purchase price. Both criteria together make up three quarters of the overall rating.

The municipality sets a guideline value of 1,000 euros per square meter of buildable area for the purchase price. Whoever offers more gets plus points, whoever offers less gets minus points. If the municipality received this price for the entire area, it could probably generate a good eight million euros from the sale.

Companies whose trade tax payments increased during this period receive additional points. Less weighted, the evaluation also includes how much space an interested party wants to purchase, whether the company in question has ecological certifications and whether it is already based in Krailling.

The municipality states in the published documents that the search for interested parties is not a binding procurement process. Among other things, it first has to be shown how many interested parties there are and what parceling is possible.
