Fillet property on Lake Tegernsee: Committee approves development

- The term fillet property is probably no exaggeration here: a previously undeveloped area on Altwiesseer Weg with a prime location directly on the lake has a new owner and is now to be built with a single-family house including a double garage. After there has already been an approved and repeatedly extended preliminary decision, the Wiessee building committee has waved the project through at an exclusive location.

The road dedicated to the public ends at the neighboring property

According to the application, a residential building measuring 16.50 by 12.63 meters is to be built, with a ground floor and attic as well as a double garage attached to the side. Building authority manager Anton Bammer announced at the meeting that the planning corresponds entirely to the approved preliminary decision. “The trees will be preserved,” he added. The local planning regulations are also adhered to with the canopies – initially an unclear point. The applicant only needs to provide formal proof of the difficult development at this point, as the publicly dedicated street area already ends at the eastern junction with a neighboring property. So far, only an unpaved path leads to the area to be developed.

The point of development was also important to CSU local councilor Kurt Sareiter. He had nothing to complain about in the planning itself (“it looks beautiful”), but the access to the property seemed quite narrow to him. He suspected that problems could potentially arise, especially if large vehicles had to arrive during the construction phase.

Building authority manager: “It certainly won’t be an easy construction site”

From a purely formal point of view, the street width of 3.50 meters is sufficient, replied building authority manager Bammer. “But it certainly won’t be an easy construction site,” he admitted. There are already inquiries from the neighborhood about access, and the issue ideally needs to be settled with the other residents.

Building rights are available here due to the preliminary approval approval that has existed for many years and was most recently extended in September 2023. However, Bammer also noted that such an application – if it were to come in today – would probably no longer be approved due to the location of the property.

Local councilors consider the planned size of the building to be justifiable

CSU spokesman Florian Sareiter praised the fact that the developer is sticking to the existing preliminary decision with his planning. “Building on this large piece of land with this volume is fine,” he said. The facade design is also very attractive – “hopefully it will be implemented that way”. The new single-family home directly on the lakeshore will be clearly visible from everywhere in the future. The client therefore bears great responsibility towards the townscape, noted Florian Sareiter.

Johann Zehetmeier (FWG) regretted that a piece of meadow was now being built on again. In terms of size, the planned residential building is justifiable.

The building committee ultimately approved the application by a vote of 8-0. However, under the proviso that the secured development still has to be formally proven by the applicant. In addition, the resolution expressly stated that “there is no further building right” on the property in Altwiessee.
