Apartments only for seniors? Or also for young families? And which property is best? The community of Otterfing is finally making concrete progress with its housing project. There is a new survey – and the prospect of purchasing a property. Is it the “penny meadow”?

– The municipality's budget shows 960,000 euros for land acquisition, allocated to “housing construction subsidies”. A further 50,000 euros are reserved for planning and project planning. Should this be used to acquire the green space west of Tegernseer Strasse and south of the supermarket, the “Penny Meadow”?

Most recently, comments in the local council indicated that “something could soon develop on the site”, also in connection with the community’s housing project. Mayor Michael Falkenhahn (SPD) is keeping a low profile: “It is difficult to talk about processes that have not been completed.” Nothing more can be elicited from him. If the town hall succeeds in purchasing it, it would not be a surprise.

But would the housing project certainly be built on the “penny meadow”? There is already a promising competitor in the form of the community-owned Thoma-Wiese on Matheisweg. “We have to be clear about what exactly we want,” emphasizes Falkenhahn, “then we see which location is suitable and how much space we need.” Ultimately, it’s not about a house, but rather a larger ensemble.

At a non-public workshop at the end of February, the local councilors examined what common denominators there were in the basic requirements for a housing project. Here too, the town hall boss does not want to reveal any details. Just this much: “We are not far apart.” There is an opportunity to create “living space for several generations”. These could definitely be rental apartments and condominiums, perhaps even common rooms. “We have to see how the funding landscape develops,” says Falkenhahn. The question of whether to get a partner on board is also unclear.

What is clear, however, is that affordable housing should be created above all. The citizen survey that neighborhood manager Sigrid Speer conducted from December to mid-February underlines that there is great demand here. As she now explained to the local council, 343 Otterfingers took part, most (256) between 19 and 64 years old. Various subject areas were queried. When asked “What is important to you when it comes to an apartment?”, 43 percent put affordability at the top, followed by good public transport and a garden. 38 percent miss a comfortable meeting place, 28 percent would like more shopping options. 20 percent, on the other hand, are perfectly happy.

Speer announced another citizen survey in the second half of the year when the housing project takes more concrete shape. Falkenhahn then expects better participation. “Only seven percent took part,” stated Josef Killer (FW) in the local council. His conclusion: “Complainers and troublemakers will have to hold back in the future.” Ulrike Stockmeier (FLO) saw this as “at least a pretty good mood picture”.

Falkenhahn wants to define the “rough building blocks” for the residential project this year in order to be able to commission a concept study on this basis. They want to start concrete planning in 2025. “But we can’t hide anything,” emphasizes the mayor, “because we only have one shot.”
